Tips for Selling Your NJ Real Estate

People say the best days to own a boat are the day you buy the boat and the day you sell it. That’s not true when it comes to NJ home ownership, unless, maybe, you live on a boat. The best days in NJ home ownership are when you buy a home and all the way through until the day you decide to sell.

Lots of home owners cry when they sell. Before the ink is dry on the listing agreement, eyes often swell with tears, and we’re not talking about the listing agent. That’s because sellers have developed relationships with their NJ homes. Homes hold treasured memories. It’s common for sellers to be very emotional about their home. Some are overcome by seller’s remorse. However, some sellers weep for a different reason. They sob because they can’t sell their home.

NJ Home Selling Mistakes

There’s a great saying in the real estate business. To succeed in life, you want to be:

  • The First Child
  • The Second Spouse
  • The Third Realtor

And like with most sayings, there is some truth in that statement, as agents who pick up NJ real estate listings after sellers have made major mistakes will attest.

But We Want More Money

When the average seller sits down to interview NJ real estate agents, it’s easy to get caught up in the excitement over choosing a sales price. More money means more financial opportunities for the homeowner. Perhaps it means the seller can afford to buy a more expensive home, help pay for her child’s college education or take that greatly overdue vacation. Unfortunately, uninformed sellers often choose the listing agent who suggests the highest list price, which is the worst mistake a seller can make.

Vacation Activities on a Dime: Jersey Shore For the Birds!

Summertime on the Jersey Shore brings with it a variety of activities the entire family can experience together. The majority include packing up the kids and heading down the Garden State Parkway to Belmar or Pt. Pleasant. Both destinations offer the sun, sand, and signature New Jersey people watching opportunities. The boardwalks cater to the ring tossing, water gun shoot’n, frog bouncing skill sets. The smells of pizza and funnelcakes reach you as soon as the water from the foot shower hits your ankles. And there aren’t many things more refreshing than a cocktail after a long day’s work of doing nothing.

If you’re planning a Jersey Shore vacation or just got back from one, take a minute and think about the expenses incurred. Although this article is about financial responsibilities and we’re focusing on saving money, look at the time in traffic (gas) and on lines too. Also, take into account the morale cost of vacation redundancy. Now consider if you and your perennial group of friends and family would enjoy something different from the norm, but still involves relaxing in your beach chair with a cool beverage and making up a variety of games to play while focusing on the “eye spy”.

Shopping for a NJ Mortgage

New Jersey news headlines of the past year have made one reality abundantly clear: New Jersey homebuyers need to give as much serious thought to their mortgage options as to their NJ home’s location and amenities. So what do NJ homebuyers need to know about securing a mortgage that is financially right for them?

Weichert Financial Services recently issued a press release with a few basic guidelines to help homebuyers make a sound decision on selecting a mortgage:

  • Don’t judge a mortgage by interest rate alone. Instead, make sure its terms and conditions are in line with future plans and financial resources. Fixed-rated mortgages offer tremendous peace-of-mind for buyers who intend to stay in their home for the foreseeable future. The loan term is flexible, allowing borrowers to lower monthly payments with a 30-year, fixed-rate mortgage, or save on interest and own the home sooner if a shorter term is chosen. Adjustable-rate mortgages (ARMs) offer more affordable monthly payments and lower interest rates at the start for homebuyers who want to move or trade up in a relatively short period of time.
  • Ask questions and more questions. There is no such thing as a dumb question when dealing with something as important as selecting a mortgage. In fact, Weichert’s “It Pays to Ask!” campaign was developed to encourage buyers to ask their Gold Services Manager questions about mortgage terms and the overall real estate process. Additionally, Weichert’s Home Buyers Seminars give customers the opportunity to learn more about the available mortgage options to purchase a home.
  • Most importantly, work with a reliable lender. Buyers should never feel as though they are being talked into a particular loan. Choosing a lender that is reliable is the best assurance that the promised mortgage money will be there at closing. With mortgage guidelines changing every day, it is important to select a lender that is on top of changes and able to provide a wide variety of options.

The Monmouth County, New Jersey Park System is Monmouth County’s open space, park and recreation agency. Created in 1960, the Park System has more than 30 parks, forests, gardens, wetland/marine habitats, golf courses, historic sites, recreation areas, and conservation properties totaling over 14,000 acres. Each year, the Park System also offers over 4,000 recreation programs and activities for individuals of all ages and abilities. I was NJ home buyer myself a few years ago, and it can be a stressful and liberating time in a person’s life, especially now in a buyer’s market. The term “buyer’s market” means there is more supply (houses) than demand (buyers), causing the price of homes to drop. Remember the supply vs. demand principle from school? Same deal, more inventory and less demand, the price goes down.
